Predicting the Impact of DASH Expressway on Damansara Perdana’s Property Market

The construction of Damansara-Shah Alam Elevated Expressway (DASH) has sparked a rebellious movement, particularly from a group known as Say No to Dash Damansara Group (SNTD). The DASH Expressway is a project spearheaded by Projek Lintasan Kota Holdings (Prolintas) and it acts as an alternative route to access places such as Puncak Perdana, Alam Impian, Alam Suria, Denai Alam, Kampung Melayu Subang, Pinggiran Subang, Subang Dua, Subang Airport, RRIM, Surian, Seksyen 5, Kota Damansara, Sunway Damansara, Damansara Perdana and Penchala. The travelling time is said to be reduced from 90 minutes to 15 minutes with traffic congestion drastically reducing along areas such as Persiaran Mokhtar Dahari (reduce by 39%), Jalan Sungai Buloh (reduce by 33%) and Persiaran Surian (reduce by 43%).

The people of Damansara Perdana protested the approval of the DASH Expressway through the SNTD movement as the construction of DASH Expressway could cause major consequences such as traffic congestion along Jalan PJU 8/1. Not only that, developments within close proximity of DASH Expressway claim to be heavily affected by noises caused by construction work and it is highly unlikely that the noise is going to stop once the construction is complete.

In terms of how the property market would look after the construction of DASH Expressway, though negotiators have expressed their concerns about the market performance of developments within close proximity of the expressway such as Metropolitan Square, Ritze Perdana 2 and Emerald Perdana, they have also mentioned that developments which are slightly further from the expressway such as Armanee Terrace, Armanee Terrace II and The Rafflesia will potentially experience a rise in value with these developments providing direct access to the DASH Expressway.

However, a real estate negotiator from Square Feet Real Estate, who has asked to be known as Sara K, has mentioned that the DASH Expressway has the potential to create an established connection to the outskirts. As an example, he has stated that this expressway has the ability to save travelling distance and duration for those working at Shah Alam especially if they own properties in Damansara Perdana where they can enjoy various amenities and greater accessibility to other amazing areas such as Mutiara Damansara and Taman Tun Dr. Ismail.

Not only that, he has also pointed out that the construction of DASH Expressway could possibly encourage expatriates to rent properties at Damansara Perdana. One of the reasons apart from easy accessibility to amenities and their workplace is that this expressway has access to a number of international schools for their children such as Sri KDU International School at Kota Damansara, HELP International School at Shah Alam and many more. He concluded that the attraction of expatriates could result into improved Return of Investment (ROI) values for investors investing in properties at Damansara Perdana thus resulting into the rise of value for Damansara Perdana properties.
